Søknad om ny kontrakt studieåret 2026/2027

På unialltid har du mottatt tilbud om å søke om ny kontrakt for studieåret 2026/2027. 
Svar JA på søknaden hvis du ønsker å bo videre eller avslå søknaden hvis du skal flytte ut når din kontrakt utløper (hvis du avslår, slipper du purremeldinger fra SiÅs)
Frist for å søke om ny kontrakt er 16.02.2026. 
Ny kontrakt må signeres elektronisk med bank-ID eller ved print, signering og opplasting tilbake til Din Side innen 48 timer.

Hvis du ønsker å bytte bolig:
•    Svare JA på tilbudet om å søke om ny kontrakt på nåværende bolig. Da har du sikret deg for neste år, hvis du ikke får den boligen du vil bytte til. Nåværende kontrakt blir automatisk oppsagt hvis du signerer ny byttekontrakt.
•    Signer kontrakt på nåværende bolig når den lastes ut på Din Side/unialltid.
•    Sende ny søknad om bolig snarest – hvis du ikke allerede har gjort det. Kryss av for at du ønsker å bytte og skriv evt. ønsker i kommentarfeltet.

VIKTIG!
•    Forsinkelser eller fravær i studiet skal godkjennes av NMBU og registreres i studentweb
•    Husleie: alle priser justeres per 1/7
•    Kommunale avgifter: I forbindelse med utsending av tilbud om å søke om ny kontrakt, gjør SiÅs særskilt oppmerksom på husleieøkningen for hybelleiligheter, studio/parleiligheter, to -og treromsleiligheter og hybler i små kollektiv (2-4-personers kollektiv) 
Den generelle husleieøkningen for SiÅs studentboliger er på ca 3,5 % fra 1. juli. Bakgrunnen for den generelle økningen er at alle SiÅs kostnader knyttet til drift av studentboliger øker om lag på dette nivået. Husleieøkningen for hybelleiligheter, studio/parleiligheter, to- og treromsleiligheter og hybler i små kollektiv (2-4-personers kollektiv), øker med mellom 6 og 8 %. Dette skyldes at disse boligene rammes særskilt av Ås kommunes nye forskrift for vann- og avløpsgebyr.
Ås kommune har bestemt at alle SiÅs boenheter/bofellesskap (som har kjøkken), skal betale hvert sitt vann- og avløpsabonnement. Dette innebærer en økning i kommunale avgifter pr boenhet/bofellesskap med kr 6160,- pr år. Dette utgjør over fem hundre kroner pr leilighet pr måned. I 16-mannskollektiv blir denne gebyrøkningen fordelt på 16 leietakere. I hybelleiligheter er det kun en leietaker å fordele gebyrøkningen på. Vedtak i kommunestyret i Ås er den direkte årsaken til at små boliger får ekstraordinær høy husleieøkning fra 1/7.
For SiÅs del innebærer Ås kommune sin avgiftsomlegging (se side 30 i protokollen) at vann- og avløpsgebyrene øker fra ca 7,9 mill i 2025 til 12,4 mill i 2026. Uten denne «systemomleggingen» ville prisjusteringen for små boliger også vært på ca 3,5 %.
•    Innboforsikring: Se Forsikring og Generell informasjon
•    Bod: Alle leieboder i Skogveien vil fom 01.07.2026 koste kr 250,- per mnd. Prisen har ikke vært justert siden etablering i 2021. SiÅs oppfordrer til å dele bod, og kan gi ut inntil 3 nøkler pr leieforhold. Leieforholdet for bod vil knyttes til en leietaker. Ved overføring av bod fra en leietaker til en annen, må SiÅs informeres.
Bodene i Pentagonveien 7, 9 og 12 (KLM) skal rehabiliteres og vil fra 01.07.2026 ikke være inkludert i leie av hybel eller parleilighet i disse byggene. Fram til rehabiliteringen starter, kan bodene fortsatt benyttes. Det er ikke anledning til å benytte annen bod enn den som har samme nummer som studentboligen.
•    Vaskeri: prisen forblir uendret, og er inkludert i husleien med kr 75,- pr måned pr hybelenhet.
•    Parkering: prisen forblir uendret på kr 250,- pr måned.
•    Nye Pentagon – Tildeling: Byggetrinn 1, Nedre Pentagonvei 10, 12, 14 og 16 er planlagt innflyttingsklart i august 2027. Leietakere som bor i GHIJ i studieåret 2026-2027, vil ved søknad bli prioritert inn i de nye studentboligene. Det kan bli forsinkelser, som betyr at man bor i det gamle boligene litt lenger. Overflytting vil da skje noe senere på høsten.

Application for a new contract for the academic year 2026/2027

At unialltid you have received an offer to apply for a new contract for the academic year 2026/2027.
Answer YES on the application if you wish to continue living or reject the application if you are moving out when your contract expires (if you reject, you will not receive reminders from SiÅs)
The deadline for applying for a new contract is 16.02.2026. 
The new contract must be signed electronically with a bank ID or by printing, signing and uploading it back to Din Side within 48 hours.

If you wish to change accommodation:
•    Answer YES to the offer to apply for a new contract for your current accommodation. You will then have secured yourself for next year, if you do not get the accommodation you want to change to. The current contract will be automatically terminated if you sign a new exchange contract
•    Sign the contract for your current accommodation when it is uploaded to Din Side/unialltid
•    Submit a new application for housing as soon as possible – if you haven't already done so. Check for change of housing and write any wishes in the comments field.

IMPORTANT!
•    Delays or absences from the study must be approved by NMBU and registered in studentweb
•    Rent: all prices are adjusted as of 1/7
•    Municipal fees: In connection with sending out offers to apply for a new contract, SiÅs draws special attention to the rent increase for single apartments, studio/couple flats, two- and three-room apartments and rooms in small collectives (2-4-person collectives)
The general rent increase for SiÅs student housing is approximately 3.5% from July 1. The reason for the general increase is that all SiÅs's costs related to the operation of student housing are increasing at approximately this level. The rent increase for single apartments, studio/couple flats, two- and three-room apartments and rooms in small collectives (2-4-person collectives) will increase by between 6 and 8%. This is because these houses are particularly affected by Ås municipality's new regulations for water and sewage fees.
Ås municipality has decided that all SiÅs housing units/communities (that have a kitchen) will each pay their own water and sewage subscription. This means an increase in municipal fees per housing unit/community by NOK 6,160 per year. This amounts to over five hundred NOK per apartment per month. In a 16-person collective, this fee increase will be distributed among 16 tenants. In single apartments, there is only one tenant to distribute the fee increase to. A decision by the municipal council in Ås is the direct reason why small homes will receive an extraordinarily high rent increase from 1/7.
For SiÅs, Ås municipality's fee restructuring (see page 30 of the minutes) means that water and sewage fees will increase from approximately 7.9 million in 2025 to 12.4 million in 2026. Without this "system restructuring", the price adjustment for small houses would also have been approximately 3.5%.

•    Storage: All rental storage units in Skogveien will cost NOK 250 per month from 01.07.2026. The price has not been adjusted since its establishment in 2021. SiÅs encourages sharing storage units and can issue up to 3 keys per tenancy. The tenancy for storage units will be linked to one tenant. When transferring a storage from one tenant to another, SiÅs must be informed.
The storage units at Pentagonveien 7, 9 and 12 (KLM) will be renovated and will not be included in the rent of a room or couple's apartment in these buildings from 01.07.2026. Until the renovation starts, the storage units can still be used. There is no opportunity to use a storage unit other than the one with the same number as the student residence.
•    Laundry: the price remains unchanged and is included in the rent at NOK 75 per month per single room.
•    Parking: the price remains unchanged at NOK 250 per month.
•    New Pentagon - Allocation: Construction stage 1, Nedre Pentagonvei 10, 12, 14 and 16 are planned to be ready for moving in August 2027. Tenants who live in GHIJ in the academic year 2026-2027 will, upon application, be prioritized into the new student housing. There may be delays, which means that you live in the old housing a little longer. Transfer will then take place somewhat later in the autumn.
